Check the ceilings of any rooms that are located just beneath the attic. Evidence of water damage can be seen regardless of the weather outside. Sagging, cracking, and staining are just a few indications that the roof may require immediate attention. Within the attic, excess moisture, mold, or other signs of severe temperature indicate a need for roof repair, replacement, or better attic ventilation.
A visual scan from the ground should reveal any severely damaged areas. Look up at your roof for any bald, cracked, missing or torn shingles. Loose material around the roof, such as near your chimney, pipes or vents. Check the ground below your eaves and at the drainspouts to see if there are any shingle granules present. These are signs that your roof is compromised and needs to be repaired or replaced.
Otherwise, a local roofing contractor will be able to perform a thorough roof inspection and offer you a full estimate of necessary repairs or a replacement estimate.
Once up on the ladder, your roofing inspector will check the gutter systems for signs of detachment or deterioration. Penetration areas, such as chimneys and plumbing vent, should also be inspected to insure the flashings and sealants used are still working properly. And of course, the most visible will be any broken, warped, or missing roofing materials.
