Roof maintenance is admittedly one of the most neglected aspects in commercial properties. This is in spite of its position as one of the larger investments that any property owner will have. The costs for finding and getting a roofing contractor for frequent repairs due to roof failure far outweighs the costs for regular maintenance. Still, not many people actually perform them as much as they want to.
One of the reasons why this is so is because property owners mainly have no clue about proper roof maintenance. This isn’t really a problem but it does help to familiarize yourself with some basic steps to help keep your roof in good condition. Let our roofing experts at Adams Roofing Professionals Inc. show you how.
Check Water Drainage
Uncontrolled water flow leads to pooling problems. This, in turn, leads to a number of serious roof repair problems that could put the whole assembly in jeopardy. Most flat commercial roofs are built with a slight slope that allows water to drain properly but sometimes, sagging middle parts can cause water to gather in places where they shouldn’t be. Keep an eye out for pools of water on your roof particularly after some heavy downpour. Call the professionals if the problem seems to persist.
Control Foot Traffic
It may seem like flat roofing systems are built to be stepped on but this can be harmful to the membranes over time. Keep foot traffic on the roof at a minimum and only allow personnel to get up there when absolutely necessary. If you keep equipment such as HVAC units on the roof, have the membranes inspected whenever you’ve had mechanical repairs on any part of your roof.
Monitor Your Location
Ask your local roofer for recommendations about which roofing systems and materials are better suited for your area. High-temperatures in a dry climate will certainly have a different effect on a roof than constant rain in humid places.
