Tips That Can Help Minimize Commercial Roofing Delays

As a commercial property owner or manager, delays in roof repair or installation can result in loss of revenue on a daily basis. In today’s post, local commercial roofing contractor Adams Roofing Professionals, Inc. discuss how you can help prevent or minimize commercial roofing delays.

Have Relevant Roofing Documents Available

The installation process itself is just a small part of a typical commercial roofing installation timeline. The permit application process, in particular, is more complex compared to its residential counterpart, and can take a significant chunk of the installation timeline. Once the permit application is submitted, it can take as much as two weeks to process, sometimes even longer during peak season. While commercial roofing contractors like us handle the application process, you can help reduce delays by making documentary requirements available when needed.

Conduct a Thorough Inspection

Unplanned repairs due to hidden roofing problems are among the most common causes of roof installation delays. Hidden problems are those that are not easily found during prior roofing inspections. These problems include moisture damage to the substrate or structure, out-of-date code compliance, or installation errors committed by a previous roofing contractor.

Your commercial roofer will need to correct these problems before they can continue. Depending on the severity of the problem, delays can take no more than a few hours, or can be as long as several days. This can also raise the cost of your roofing project since it’s not part of the contract price. As a commercial property owner or manager, you can help prevent such delays and its associated costs by conducting regular inspections, and making sure spot repairs are conducted as needed.

Plan Ahead for Inclement Weather

Late summer to early fall is the peak period for roofing repairs and installation because it’s more predictable, with less chances of sudden and/or prolonged rainfall. Keeping yourself updated with seasonal changes not only helps you pick a good installation date, but also helps you anticipate when your roof may require repairs.
