Exploring Single Ply Roofing Systems: PVC and TPO

Commercial buildings in Chicago often have flat or low sloped roofs, which protects the building and everything inside.

To avoid leaks and other issues, call a roofing contractor any time you notice something amiss on the flat roof to see if you need repairs or a replacement. Chicago sees a lot of different weather which, in addition to time, can cause damage to a flat roofing system. When properly installed and well maintained, a flat roof can last for many years. As the building manager, your job is to ensure it is maintained correctly. And when the time comes for a replacement, you must also work with your roofing contractor to choose the right roofing materials. Single ply roofing is popular and has a few variations to choose from.

Single-ply roofing is a lightweight roofing material which is also highly energy efficient. There are two main materials which lie under the single ply umbrella, TPO (Thermoplastic polyolefin) and PVC (polyvinyl chloride). These membranes are created under strict quality standards and are cleaner and faster to install than other methods. Their reinforced layers provide strength and stability as well as longevity. But how are they different? What is best for your building?

Chicago can get nasty hot in the summer so it’s important to know that TPO does better in high heat than PVC. The two materials both retain their form in high heat; however, TPO breaks down slower. TPO is also more resistant to tearing and breaking.

The two materials have similar reflectivity, but different strengths. When you compare the two side by side, TPO has better weather and fungi resistance and more environmental benefits. PVC, on the other hand, has better initial flexibility and chemical resistance.
