Starting a Commercial Roof Management Strategy

Building owners and professional property managers should have a roof management strategy to determine roof repair cost, replacement expenses, maintenance scheduling and other matters that can help them take better care of their roof while also reducing unnecessary and untimely expenditures.

If you’re just starting to put together your commercial roof management plan, you can expect your roofing contractor to ask you some questions that will enable them to properly advise you. Here are some of the possible questions you should be able to answer:

What Will You Do With the Property?

Some managers, owners and investors buy a property and keep it for a certain number of years (eg. 20 years). Others buy it with the intention of flipping it. Are you going to use the building for business but intend to move to another if a better option comes along? If your contractor has a better understanding of your timeframe, they can advise you better too.

What Is Housed in the Building?

Not all buildings shelter the same items. Your roof’s capacity to protect what’s inside is much more important if there are machinery and equipment worth millions of dollars than if you’re only warehousing PVC pipes. Apartment buildings also have different priorities.

How Invested Are You in Your Roof’s Quality and State?

Some building managers and owners would rather wait until they have a leaking roof than call a contractor for regular maintenance. There are also the rare ones that schedule professional inspections and repairs more than twice a year. Your attitude toward the state and quality of your roofing system will also inform your contractor about what you would like them to do.
